In a striking projection, Bengaluru could emerge as the globe’s quickest-expanding metropolis by 2035, propelled by booming Global Capability Centers and top-tier talent acquisition. This insight comes from Savills, a leading property consultancy, whose global index scrutinized 245 cities.

Indian cities shine brightly in the top 20, with Asia-Pacific accounting for 85 percent of the fastest growers. The top 50 list is overwhelmingly regional, featuring powerhouses like India, Vietnam, and China at the forefront.

What sets these cities apart? A vibrant young workforce, waves of domestic migrants, and rising high earners—families making $70,000 or more—are supercharging growth. Real estate sectors in these hubs are primed for acceleration, beckoning investors with prime prospects across all asset classes.

Savills’ methodology weighed factors like 2035 GDP forecasts, wealth per capita growth, dependency ratios, migration patterns, and wealthy household numbers. The index focused exclusively on cities projected to hit $50 billion GDP by 2025.

‘Bengaluru’s leadership reflects India’s potent mix of skilled youth, advanced tech infrastructure, and multinational appetite for capability hubs,’ said Arvind Nandan, Savills India’s Research and Consulting MD. He emphasized India’s broadening urban footprint, setting the stage for real estate booms in key cities.

Office demand remains robust nationwide, thanks to GCC proliferation and preferences for eco-friendly, high-grade offices. Real estate private equity inflows jumped 66 percent to $1.2 billion in early 2026, per a separate Savills analysis.

This trajectory positions Bengaluru not just as a tech titan but as a blueprint for sustainable megacity evolution, drawing global eyes to India’s urban renaissance.
