In a bid to maximize participation, the Mumbai Housing and Area Development Authority (Mhada) has extended the application deadline for the e-auction of 84 commercial shops across various Mumbai locales. This development offers a fresh window for entrepreneurs and investors eyeing lucrative retail opportunities.
Applications can now be submitted online until February 2, 2026, late into the night at 11:59 PM. The actual auction will unfold on February 4 from morning 11 AM to evening 5 PM via the official platform, exclusively for qualified bidders. Winners will be announced the next day, February 5, at 11 AM.
These shops are strategically positioned in bustling areas: four in Mulund’s Gavanpada, five at Kurla Swadeshi Mill, 15 in Kopri Powai, one each in Model Town Majaswadi Jogeshwari East and Siddharth Nagar Goregaon, 17 in Bimbisar Nagar Goregaon East, a whopping 29 in Malvani Malad, and 12 in Charakop.
Mhada’s new pricing model pegs the base value at full Ready Reckoner commercial rates, following recent reductions to stimulate interest. Chief Officer Milind Borikar has called on the public to engage actively, emphasizing the value these properties hold for business growth.
To qualify, bidders need to be 18+, hold a post-2018 Maharashtra residency proof, and deposit the earnest money. The portal hosts comprehensive resources including property details, reservation policies, procedural guides, conditions, and a dedicated e-booklet.
Mhada stresses the importance of reading every clause meticulously prior to submission. This extension not only democratizes access to premium commercial real estate but also signals Mhada’s responsive approach to market feedback, promising vibrant commercial hubs in Mumbai’s key suburbs.
