Global Capability Centers drive 42% of Q3 leasing volume

Global Capability Centers (GCCs) continued to dominate India’s office market in Q3 2026, occupying 9.1 million square feet of space. This amount represented 42% of the total gross leasing volume (GLV) for the quarter.

The impact of GCCs was most visible in Bengaluru and Pune, where they accounted for roughly two‑thirds of all leasing activity. Their presence is linked to the expanding footprint of global firms that are scaling up operations, talent hubs, and innovation centres across the country.

Industry experts attribute the surge to a combination of abundant skilled labor, cost‑effective infrastructure, and India’s rising strategic relevance in multinational business plans.
