It will now become easier for the residents of Chhattisgarh to regularize the construction works of their houses, commercial establishments, effective land use etc. The Chhattisgarh Regularization of Unauthorized Development (Amendment) Bill was passed in the Chhattisgarh Legislative Assembly today. According to the amendment bill, wherever irregular development has taken place under the investment sector of the state, they can be made regular. The provisions of regularization in the Bill have been relaxed more than before. The Chhattisgarh Unauthorized Development Regularization (Amendment) Bill will give an opportunity to the people of the state to get their houses, commercial establishments regularized. Such people who were deprived of obtaining permission under the circumstances, they will also get a chance to regularize their irregular development and construction as per the procedure laid down by the government on the implementation of this Act. This will increase the revenue of the state government. It can be used in development plans. In the Chhattisgarh Unauthorized Development Regularization (Amendment) Bill, 5 percent additional mitigation fee of the Collector’s guideline will be imposed for change in land use. Also, in case of unauthorized development, if parking arrangement is not available as per rules, then regularization can be done by depositing additional penalty amount for parking. Apart from this, non-profit making institutions will get exemption of up to 50 percent in penalty. Along with this, in the cases of unauthorized development, if the width of the road is not available at the site as per the rules and if any kind of public interest is not affected by the existing activities at the site, regularization can be done.
