Middle class will get relief, change in rules of ‘high rise’ in Chhattisgarh is likely to reduce the prices of flats and houses.

Raipur. The state government has increased the ground coverage area for construction of large residential and commercial complexes from 30 percent to 40 percent. This step has been taken for the first time after 24 years of formation of Chhattisgarh state. Till now, builders had to leave 70 percent of the total area of their project for various works, but now they will have to leave only 60 percent of the land.

Under this new rule, houses or flats can now be built in 40 percent of the plot area. Apart from this, the rules for constructing high-rise buildings have also been changed. Under the new rule, if the road width in a project is up to 12.5 meters, then builders will be allowed to construct commercial buildings up to 8 floors. Earlier, only 5-6 storey buildings were allowed.

The common people will get the biggest benefit from both these changes. Due to builders getting more land for construction, the construction cost of flats and houses will reduce, which will have a direct impact on their prices. As a result, middle class families will get the facility of affordable housing. This decision is being considered a big step for the middle class. Notification of amendment in the rules has been published in the Gazette.
