    Major changes to the Chhattisgarh Land Development Rules, 1984, to promote industry and trade

    Industries will be able to do double the construction on the same plot of land

    Raipur, April 24, 2025 / As a result of the improvements made by the Government of Chhattisgarh in the Chhattisgarh Land Development Rules, 1984, industries will now be able to do double the construction on the same plot of land. This amendment, made on the special initiative of Chief Minister Shri Vishnu Deo Sai, will promote industrial and commercial development in the state. Amendments to the Chhattisgarh Land Development Rules were notified on December 24, 2024.

    The Floor Area Ratio (FAR) for flatted industries has been increased from 1.5 to 3.0, enabling industries to now construct double the amount on the same plot. This will especially provide MSMEs and startups with more usable space at a lower cost. The ground coverage for industrial plots has been increased from 60 percent to 70 percent. Along with this, setbacks have been reduced, ensuring maximum utilization of land.

    A minimum FAR of 5.0 has been prescribed for commercial buildings in municipal areas and development authority areas. FAR 5.0 will apply to plots of land with an area of ​​5 acres or more and which have access to a 100 meter wide road. If these plots fall within the Central Business District (CBD) or Transit Oriented Development (TOD) zone, they will be allowed an additional 2.0 FAR, i.e. a total FAR of up to 7.0.

    Chief Minister Shri Vishnu Deo Sai says that these reforms will promote modern industrial and commercial development in the state. This will increase investment, create employment and give a new direction to the economic progress of the state. The Department of Town and Country Planning has prepared these amendments under the industry-friendly policy, so that industrial and commercial investment can be promoted in Chhattisgarh.
