Raipur. The Government of Chhattisgarh has made a big amendment in the Chhattisgarh Land Development Rules, 1984 with the aim of giving new pace to industrial and commercial development in the state. These changes taken on the special initiative of Chief Minister Vishnu Dev Sai will now allow industrialists to double on the same plot. These amendments were notified on 24 December 2024.
Under the new rules, the floor area ratio (FAR) has been increased from 1.5 to 3.0 for flasted industries. This will give MSME and startups more useable space at low cost, which will strengthen their growth. At the same time, ground coverage on industrial plots has been increased from 60% to 70% and the setback has also been reduced, which will ensure maximum use of land.
The minimum far for commercial buildings in the municipality and development authority areas has now been fixed at 5.0. The special thing is that this FAR will apply to the plots whose area is 5 acres or more and those who have access to 100 meters wide road. If these plots come in the Central Business District (CBD) or Transit Oriented Development (TOD) zone, they will be allowed an additional 2.0 FAR, ie the total FAR can increase to 7.0.
Chief Minister Vishnu Dev Sai said, “These amendments will promote modern industrial and commercial development in Chhattisgarh. This will increase investment, create new employment opportunities and the state’s economy will get a new direction.”
