Relief for Jharkhand Homeowners: Portal to Legalize Mapless Houses

The Jharkhand government is offering a golden opportunity to owners of unauthorized urban buildings. An online portal launched today enables regularization of homes built without sanctioned plans, potentially benefiting seven lakh citizens. Urban Development Minister Sudivya Sonu kicked off the platform, governed by the new 'Jharkhand Regularization of Unauthorized Construction Building Rule, 2026'. Eligible structures include residential units up to G+2 floors, covering 300 sqm area and 10m height. Speaking at the launch, Sonu reflected on decades of unsuccessful regularization efforts. 'Our liberal approach this time will ensure widespread participation,' he assured, calling on people to apply promptly via the portal. Secretary Sunil Kumar detailed the process: Cabinet nod came on April 15, with online applications designed for simplicity. Residential regularization costs start at Rs 10,000, commercial at Rs 20,000, both in easy installments. Unlike past initiatives that saw limited success, this focuses on urban order and record accuracy. Exclusions are strict—no go for buildings on public land, ponds, parking zones, or CNT-SPT violations. Litigated properties stay out. This policy not only resolves long-standing issues but also paves the way for better city planning and infrastructure in Jharkhand's growing urban centers.
