Integration policy to link excess FSI with neighbouring parcels announced
The Maharashtra government is evaluating an integration policy that would tie excess Floor Space Index from height‑restricted sites to development rights on adjacent plots. Under the proposal, the amount of additional FSI allotted to a project will be determined by the width of the surrounding roads, ensuring that infrastructure capacity matches the increased built‑up area.
Chief Minister Devendra Fadnavis explained that this approach will give developers the flexibility to combine high‑potential FSI from restricted zones with viable construction on nearby parcels, thereby making projects economically feasible without compromising aviation safety or defence security.
If adopted, the policy could set a precedent for other Indian metros facing similar constraints, offering a balanced solution that aligns urban growth with regulatory compliance.
