Buy Plot Only After Checking RERA: Salasar Vihar Case Explained

Buying a plot is one of the largest financial decisions many families make, and a recent action by the Chhattisgarh Real Estate Regulatory Authority (CG-RERA) underlines why due diligence is critical. The authority has imposed a Rs 25 lakh penalty on Rajeev Soni, promoter of the Salasar Vihar project in Arang, Raipur district, for selling plots without RERA registration.

CG-RERA found that the land in the Salasar Vihar project had been divided into plots and sold without the mandatory RERA registration. After examining documents and the facts available on record, the authority held that the promoter had violated Section 3 of the Real Estate (Regulation and Development) Act, 2016. The penalty was imposed under Section 59 of the Act. It was calculated on the basis of the project's estimated cost and amounts to Rs 25 lakh.

The RERA framework was created to bring transparency and accountability to the real estate sector and to protect the interests of property buyers. Registration gives buyers access to essential information about a project and its promoter. CG-RERA has advised citizens to confirm the registration status of any residential or plot project before investing. Buyers should verify the project's RERA registration number, confirm the promoter's name, and check the legal status of the project before making any payment or signing a deal. The official CG-RERA website can be used to look up registered projects and related information.
