Circle Rate Doubled in Urban Bihar, Impact on Buyers
The biggest driver of higher acquisition costs is the surge in the circle rate, the minimum government‑set price for land. Effective June 2026, the circle rate for urban plots was doubled, while rural rates rose by 1.6 times. Stamp duty was raised from 6 % to 7 %. In Patna’s prime localities such as Rajabazaar, Boring Road and Gandhi Maidan, the official price jumped from roughly ₹1.25 crore to ₹2.50 crore per katha. In upscale Patliputra areas, the figure moved from ₹1.09 crore to ₹2.18 crore. Consequently, the registration charge for a single katha in a VIP zone now approaches ₹27.5 lakh. The government has also announced an annual 5 % increase in the circle rate, while women continue to enjoy a 5 % concession on registration fees.
