India's top metro housing market sees modest growth in Q3 2026
NEW DELHI, September 28 — Residential sales in India’s seven leading metropolitan areas expanded by 3% year‑on‑year in the third quarter of 2026, totalling 1,00,220 units. The overall value of these transactions rose close to 2% to approximately ₹1.55 lakh crore, according to a freshly published report.
The quarter also recorded an 18% jump in new inventory, with 1,14,320 homes launched across the seven cities. Mumbai’s Metropolitan Region (MMR) delivered the lion’s share, adding about 37,500 units, while Hyderabad contributed nearly 19,000 fresh launches.
Even as the global economy wrestles with uncertainty and geopolitical strains, the Indian residential sector managed to keep its momentum. Strong buyer interest lifted sales, although rising construction costs and uneven demand across regions capped the expansion.
MMR led sales with roughly 31,750 units, followed by Bengaluru’s 16,670 sales. Combined, these two metros accounted for almost half (48%) of the total sales in the top‑seven cluster.
Anarock Group’s chairman Anuj Puri noted that Hyderabad achieved the highest annual sales growth at 15%, Bengaluru posted a 12% rise, and MMR saw a 5% increase. All other metros registered a decline in sales compared with the previous year.
Supply trends painted a mixed picture: most cities faced a dip in new supply, but Hyderabad, MMR and Bengaluru bucked the decline, posting supply jumps of 120%, 27% and 17% respectively.
The mid‑price segment (₹80 lakh‑₹1.5 crore) dominated launches, representing 34% of the total, while the ₹1.5 crore‑₹2.5 crore band contributed 24%.
Units priced between ₹40 lakh and ₹80 lakh made up 17% of new launches, and the sub‑₹40 lakh tier accounted for 14%.
Total housing inventory across the seven metros expanded by 12% YoY, crossing the 6,30,590‑unit mark by the quarter’s close.
Average home prices increased by 7% year‑on‑year, led by a 12% rise in the NCR region and an 8% surge in Bengaluru.
Puri concluded that, while higher price points and affordability concerns may make buyers more deliberative, the festive mood, steady loan rates and a healthy pipeline of upcoming projects should continue to support sales growth.
