Private‑equity activity in India’s real‑estate sector surged by 33 percent year‑on‑year during the January‑June 2026 window, reaching a total of $3.2 billion. The quarter‑by‑quarter breakdown shows $2 billion flowing in during Q2, a 25 percent uplift from the same quarter a year earlier.

The capital mix featured private‑route equity transactions together with structured‑debt placements, notably AIF‑backed and NCD‑issued deals. Conventional public‑market financing streams – such as QIP, public debt offerings, or platform‑creation funds – were deliberately omitted from the analysis.

The allocation pattern highlights a decisive tilt toward technology‑infrastructure: data‑centres absorbed 38 percent of the total private‑equity spend, overtaking the historically dominant office segment, which accounted for 30 percent. Residential projects held 16 percent, ranking third, while offices still captured the largest equity share at 34 percent.

Hospitality received an 8 percent allocation and student‑housing/co‑living projects garnered 3 percent, underscoring the diversification of investor interests beyond conventional office and residential assets.

Domestic capital supplied 51 percent of the total, with 68 percent of that amount earmarked for office properties, largely concentrated in Tier‑1 cities. The remaining 49 percent stemmed from foreign investors; 69 percent of the foreign slice originated from the United States and Canada, primarily targeting data‑centres and hospitality.
