CG News: Raipur. In Chhattisgarh, new collector guidelines of real estate and land will be applicable this month. The registration department has completed the survey work to prepare the collector guideline rate, following the prescribed criteria and guidelines. A proposal has been sent to the Central Assessment Board after completing all the proceedings at the Deputy District Assessment Committee level. Most of the district level committees have proposed an increase in the collector guideline rate of one and a half to twice. This is to be decided by the government.
Significantly, in Chhattisgarh, the government price of real estate and land has not increased in Chhattisgarh for the last seven years. At present, the collector guidelines for the year 2017 are applicable only. Whereas according to the rules, there is a provision to revise the market price rates of real estate every year. Guidelines have been issued by the state government to all district collectors regarding setting the market price guide theory of real estate 2025-26. Information about the prevailing market value of property has been taken through Patwaris and Tehsildars. Based on compilation and analysis documents of data, a minimum potential difference in the market price and guideline price prevalent will be ensured.
According to the prescribed criteria, only the road rate will be proposed for a business complex or residential complex located from the road. The rate inside the road will not be proposed, so that there is no confusion. At the same time, more than 40 feet width road will be considered as the main road in the residential colony or locality. This will also be considered as the main route of less width road, which is used as a traditional road connecting two areas.
